What is a material
consideration?
A material consideration is a planning matter relevant to an
application. The range of consideration that can be considered
as material is very wide, but can include representations made
by the public, comments made by statutory and non-statutory
consultees, draft plans, design issues and development impacts,
for example. However, loss of property value or loss of a view,
for example, are not material considerations. The planning authority
will decide how much weight to attach to each material consideration.

Do I need planning
permission to chop down a tree?
Under certain circumstances. Consent is required for work on
trees covered by Conservation Areas or Tree Preservation orders.
It is advisable to contact the Council prior to starting work
on any trees to find out if they are protected. Advice is available
on the Designation of TPO's. It is an offence to top, lop, fell
or damage a protected tree without obtaining consent. [TOP]
